Pre-Purchase Inspection

Pre-Listing Inspection
A pre-listing inspection helps uncover existing or potential issues before your home, townhouse, or condo hits the market. New Construction Inspection
Since July 1999, new homes and condos built with permits in British Columbia must be constructed by licensed builders and include third-party home warranty insurance under the Homeowner Protection Act. While this offers a level of protection, it doesn’t always guarantee quality. In reality, construction deficiencies can still occur—especially with inexperienced trades—leaving buyers facing unexpected issues.
A professional inspection provides an added layer of protection. We identify defects, incomplete work, and potential code concerns that are often missed during a standard pre-occupancy walk-through. Using a detailed checklist, we compile a clear report outlining any deficiencies for the builder to address.
Keep in mind that some builders may restrict third-party inspectors during walk-throughs. It’s a good idea to confirm their policy ahead of time and consider including a clause in your purchase agreement that allows your inspector to attend.
2-5-10 Year Warranty Inspection
Introduced in July 1999, mandatory third-party home warranty insurance—often called 2-5-10 coverage—was designed to protect new homeowners from defects and help improve construction quality. Coverage details, including start dates, limits, and exclusions for single- and multi-family homes, are governed by the Homeowner Protection Act. Protection decreases over time at the 1-, 2-, 5-, and 10-year marks, so it’s important for homeowners to report any issues before each warranty period expires and schedule inspections well in advance of those deadlines.
Owner-built homes are not required to carry warranty insurance, but sellers must provide a disclosure stating the absence of 2-5-10 coverage. Even so, owner builders are legally responsible for meeting minimum construction standards for future buyers. A professional inspection helps identify and document deficiencies, supporting timely repairs during the warranty period or in the event of a dispute.
